Twin 10-storey towers produced maximum yield in this urban location,
with 121 units on a site zoned for 50. Our architects successfully challenged
the existing zoning with a landmark building designed to harmonise
with the surrounding environment.
The clever design of the podium allows pedestrian and vehicular traffic
to be kept separate, enhancing both safety and quality of life for residents.
By utilising the natural lie of the land, ramps were eliminated from
the parking garage - drivers have direct on-grade access from the street.
For adaptability, a floorplan was created that allowed two 1-bedroom
units to be inserted into the footprint of the 3-bedroom option in response
to market demand.
Environmental factors were given close consideration. The building maximises
its northern and eastern aspects, turning its back on the western
sun and nearby railway line. Harmonious sunshading was incorporated
into the theme of the design. These features reduce both the thermal
load and potential noise disruption for residents.
